ALTA has published new title insurance policies, commitments, and endorsements. The documents, dated 7/1/2021, are in the process of being adapted by the individual underwriters. As the underwriter versions become available, they will be added to Standard Conveyancer and Standard HUD & Title and distributed to clients. It is anticipated that this process will be ongoing throughout 2022.

Fannie Mae and Freddie Mac have published new replacement legal documents across the board – new security instruments, notes and riders. The documents, dated 07/2021, are intended to come into use during 2022, with adoption mandatory by the end of the year.

The biggest change is a vast simplification in the selection of variable rate notes. Gone are all the Treasury Index and LIBOR based notes; in their place are only one Adjustable Rate Note, Form 3441, and one Fixed/ Adjustable Rate Note, Form 3442. The corresponding riders for these new notes are Forms 3141 and 3142.

As of January 2022, all of the new documents are available for Standard Conveyancer, and will be distributed on an as-needed/per request basis. The old versions may no longer be used as of January 2023,

The Holidays database in Standard Conveyancer and Standard HUD & Title has been updated to include the new Juneteenth Federal holiday. The Holidays database is used to caclulate the rescission and disbursement dates for refinances, as well as payoff transit time calculations.

New recording fees go into effect in Massachusetts on December 31, 2019. The new fee schedule can be found at the Secretary of State's web site or those of the individual registries of deeds.

This new fee schedule will not require a program update, as these are fees that you simply type into the Recording Fees section of the Closing Disclosure or HUD-1.

Simply right-click on the document you need and click "Save link as" or "Save target as." Navigate and save to the MWDOC folder inside the SC folder on your SC data drive.

Your SC drive will usually be a network drive letter, but may be your C: drive if you are a single user. To have SC Closing Center show you the location of your data, click the Tools menu, then "Connections," then "Connection Information."
